Who the controller is

Sycra Partners SRL, being incorporated, based in Catania. Registered office, VAT number and certified email will be published here as soon as the company is incorporated.

What data we collect

From the valuation form: name, phone and/or email, the property's address and features, any message, and the calculated estimate.

From the «Find a home» form: name, contact details and your search criteria (area, budget, floor area, requirements).

Technical data: the provider hosting the site logs IP address, date and requested page for security purposes.

Why we use it and on what basis

To answer your request, contact you and prepare the valuation: these are pre-contractual steps you ask for (Art. 6(1)(b) GDPR).

To suggest properties that match your search: pre-contractual steps you ask for. We only email them if you asked us to, and you can stop at any time by replying to one of our emails.

To protect the site from abuse: our legitimate interest (Art. 6(1)(f) GDPR).

We do not use your data for newsletters or advertising, we do not sell it and we do not profile you. The automatic estimate is indicative: no decision about you is taken by automated means alone, one of our agents always reviews it.

Who we share it with

Only with Sycra partners and staff authorised to handle your request.

With the providers we need to run the service, as processors: Replit, Inc. (hosting and database, United States: transfer covered by the EU-US Data Privacy Framework and standard contractual clauses) and Google (sending emails).

To locate the property we send only the address text to the Nominatim service of the OpenStreetMap Foundation (United Kingdom, covered by an EU adequacy decision). Your name and contact details are not sent.

To protect the forms from spam, when enabled we use Cloudflare Turnstile (Cloudflare, Inc.): it receives your IP address and technical browser data, not the content of the form, and uses no profiling cookies.

How long we keep it

24 months from the last contact if the request does not lead to a mandate.

If it does, for the whole relationship and then for as long as the law requires (for example 10 years for accounting and anti-money-laundering records).

Your rights

You can ask us to access, correct or erase your data, restrict or object to its use, or receive it in a portable format (Arts. 15-22 GDPR).

If you believe the processing breaks the law you can complain to the Italian Data Protection Authority (garanteprivacy.it).

Do you have to give us your data?

No, but without a name and at least one way to reach you we cannot contact you or send you the valuation.
